How a flat roof repair is assessed

  1. 1.Covering and condition

    What the roof is currently covered with, and how much life is left in it, decides whether a repair is sensible or a false economy.

  2. 2.Extent of the damage

    A single split in an otherwise sound roof is a very different job from a covering that has failed across the whole area.

  3. 3.Drainage and falls

    Outlets, falls and standing water are checked. Many repeat flat roof failures are drainage problems rather than covering problems.

  4. 4.Details, junctions and access

    Upstands, trims and the abutment with the main roof are where flat roofs usually leak. Access also affects how the work is carried out and priced.

Is the deck wet?

If the boarding below the covering has taken in water, laying a new surface over it only hides the problem. Where a roof feels soft or springy underfoot, that needs checking before any repair is priced.

Why pooling water matters

A little standing water after heavy rain is normal. Water that sits for days points to inadequate falls or a blocked outlet, adds weight, and shortens the life of whatever the roof is covered with.

Can a leaking flat roof be repaired?

Often, yes. Localised splits, damaged detailing and failed upstands can usually be repaired where the rest of the covering and the structure below are sound.

Why is water pooling on my flat roof?

Usually because the falls are too shallow, the structure has deflected slightly, or the outlet is blocked. It is worth dealing with, as standing water shortens the life of the roof.

Do you repair flat roofs on extensions?

How do I know whether to repair or re-cover?

It comes down to the condition of the existing covering and how widespread the problem is. One failed detail is a repair; a covering failing in several places is usually better re-covered.

My extension ceiling is staining — is it definitely the flat roof?

Not necessarily. Water can enter at the junction with the main roof, at the wall abutment or through the flashing above, so the whole area gets checked.
