Roof Repairs in Dublin

A damaged roof does not always mean a new roof. Most of the work we carry out across Dublin is repair work: a few slipped slates, a failed section of flashing, a blocked or split valley, or a single detail that has been letting water in for years.

The important part is finding out what is actually wrong before anyone quotes for work. We look at the roof, and the attic where there is access, then explain what we found and what the sensible repair is.

Common roof defects we repair

  • Slipped, cracked or missing slates and tiles
  • Flashing that has lifted, split or pulled away from a chimney or wall
  • Valleys holding debris, corroding or leaking at the laps
  • Localised water ingress showing on a ceiling or upstairs wall
  • Wind and storm damage along ridges, hips and verges
  • General deterioration — perished mortar, loose ridge tiles, tired detailing

How we approach the job

  1. 1.Find the source, not the stain

Water often enters well away from the damp patch inside. We work back from the internal evidence to the roof detail that is actually failing.

  2. 2.Say whether it is worth repairing

Isolated damage on an otherwise sound roof is normally repairable. Where repeated failures point to a wider problem, we will tell you that rather than sell a repair that will not last.

  3. 3.Written quotation before work

You get the agreed scope and cost in writing before work begins. If a previously hidden problem is uncovered during the work, we explain what has been found and discuss any additional work with you before proceeding.

  4. 4.Repair to match

Coverings and details are matched to the existing roof as closely as available materials allow, and the site is cleared when we finish.

Repair or replacement?

Not every damaged or leaking roof needs replacing. A roof with local damage and sound battens and membrane is usually a repair job. Where slates are slipping in new places each winter, or the membrane below has perished, repairs become poor value and roof replacement is worth pricing.

Access and safety

Some repairs are done safely from a ladder or tower; chimney work and most two-storey detailing needs scaffolding or a platform. We confirm the access requirements before quoting so the expected access cost is included in the written quotation.

FAQ

Roof Repairs — common questions

Can a damaged roof be repaired without replacing it?

In most cases, yes. Localised damage — slipped slates, a failed flashing, a leaking valley — is normally repairable where the rest of the roof is sound.

How do you find where a roof is leaking?

By looking at both sides where possible: the roof itself, and the attic, where water tracks along felt and timbers often show the real entry point.

Do you repair storm damage?

Yes. Wind-displaced slates, ridge tiles and damaged flashing are among the most common repairs we carry out after severe weather.

Do you cover areas outside Dublin?

Dublin city and county is our main service area, and we also cover parts of Kildare, Meath and Wicklow.

What if the roof is leaking right now?

Call us. Emergency roof repair call-outs are available 24 hours a day, 365 days a year, and the first priority is stopping further water entering the house.
