2.Fix into the structure
Flashings are set into the joint and secured rather than stuck to the surface and sealed, so they stay put.
3.Treat the junction as a whole
Aprons, step flashings and back gutters work together. Renewing one element and leaving a failed neighbour usually means the leak returns.
4.Neat, weathered finish
The lead is dressed tidily to the covering, which matters for how the junction performs as well as how it looks.
Why mastic and flashing tape fail
Sealant and self-adhesive tape are often used as a quick fix on a leaking junction. They rarely last long in Irish weather, and they can make the eventual permanent repair more awkward.
Movement and splitting
Flashing expands and contracts with temperature. Long runs without joints eventually fatigue and split along their length, which is why sizing and detailing matter as much as the material itself.

Can split flashing be repaired, or does it need replacing?
Small isolated splits can sometimes be repaired. Where the lead has fatigued along a run, renewing that section is the reliable option.
How do I know the flashing is the problem?
Damp near a chimney breast, staining on a wall below a roof junction, or a leak that only shows in wind-driven rain all point that way — but the junction needs looking at to be sure.
Is a mortar fillet as good as flashing?
No. Mortar fillets used in place of proper flashing crack as the building moves, and are a common source of water ingress on older properties.
Will new lead look obviously different?
New lead is bright at first and dulls to a grey patina over time. Patination oil is applied to reduce staining on the surfaces below it.
