1.Establish where the water is really coming from
We check the flashing kit, the coverings above and around the opening, and the roof detailing further up the slope. Water entering higher on the roof can run down and appear at the window.
2.Rule out condensation
Roof windows in bathrooms, kitchens and converted attics often show condensation that looks like a leak. Knowing which one you have changes the work entirely.
3.Repair the detail properly
Where flashing has lifted, corroded or was never correctly dressed into the covering, the fix is reforming that detail rather than sealing over it.
4.Replacement and new installations
Where a unit has failed, or a new roof window is wanted, we form and flash the opening into the surrounding roof covering and finish the external detailing.
Not every roof window leak is the window
A leak showing at a roof window can originate at a ridge, a valley, a chimney abutment or a length of damaged covering several courses above it, then track down the underlay or the rafters to the opening. That is why we look at the wider roof rather than only the unit.
Installation into an existing roof
Fitting a roof window means cutting and trimming the opening and integrating the flashing with the existing slates or tiles. How straightforward that is depends on the covering, the pitch and the access, all of which we confirm before quoting.
