What kind of chimney repair do you actually need?

• Repointing — raking out perished mortar joints and repointing the stack

• Replacing failed mortar fillets with proper lead soakers, apron and back gutter
• Renewing flaunching, the mortar bed that holds the pots
• Local rebuilding of brickwork or capping where masonry has broken down
• Making good the surrounding slates or tiles disturbed by the stack work
• Capping or sealing a disused stack while keeping it ventilated

What affects the cost of chimney repairs?

• Height of the stack and its position on the roof — ridge, mid-slope or gable
• Access: whether a tower, scaffold or full chimney scaffold with a working platform is required
• Roof pitch and the covering that has to be worked over and reinstated
• How much of the stack is affected — a few joints versus the whole stack
• Whether masonry has deteriorated beyond pointing and needs rebuilding
• The state of the existing flashing, and what it was made of
• Terrace or mid-terrace properties where the stack is shared or difficult to reach
• Whether the surrounding roof covering also needs attention while access is available

Why chimney leaks often have more than one cause

A chimney is an interruption in the roof, exposed on all sides, standing above the surrounding covering. Water can get in through open mortar joints, through failed flashing, through cracked flaunching, or down the flue.

It is common to find two of those at once, because whatever weathered the pointing has usually been working on the flashing as well. An inspection that identifies all of them is what prevents a second call-out. See leaking roof repairs for how we trace water ingress.

Access is often the biggest single factor

Chimney work is nearly always above the general roof level, which means the access needed is more substantial than for a repair at gutter line. On many Dublin homes a proper scaffold with a platform around the stack is the only safe way to carry out the work.

That cost exists whether the job is a few hours of repointing or a day of flashing work, which is why dealing with everything at the stack in one visit is usually much better value than returning for each item separately.

Where a specialist assessment may be needed
