What a roofing inspection involves

A roofing inspection looks at the condition of the roof covering and its details, and at the roof space where there is access. We look for the specific defect if you have a leak, and for the general condition if you are trying to decide about repair or replacement.

Usually covered

• Condition of slates or tiles, including slippage, cracking and nail fatigue
• Ridges, hips, verges and how they are fixed
• Valleys, flashing and abutments
• Chimney stacks, pointing and flaunching where visible
• Flat roof areas, upstands, outlets and drainage
• Guttering, downpipes and the eaves detail
• The roof space where accessible — underlay, timbers, staining and ventilation
• Any internal evidence of water ingress you can show us

What affects what an inspection involves

• The reason for the inspection: a specific leak, a pre-purchase view, storm damage or a general condition check
• Access — ladder, tower, scaffold, or whether the roof can only be viewed from ground level and adjacent vantage points
• Size and complexity of the roof, and the number of separate roof areas
• Roof type and covering
• Whether the attic can be accessed and how much of it is visible
• Whether opening up is needed to confirm a suspected defect
• Whether photographs and a written summary of findings are required

A roofing inspection is not a structural survey

This distinction matters and is often blurred. Vantage Roofing is a roofing contractor: we inspect and report on the condition of the roof covering, its details and, where accessible, the roof space. That is a roofing inspection.

It is not a building survey, a structural survey or a chartered surveyor's report, and it should not be relied on as one. Where a structural issue is suspected — spreading, deflection, significant timber failure — the right next step is a structural engineer, and we will say so.

When a roof inspection is worth arranging

• You have been told you need a new roof and want a second opinion
• You are buying a property and the survey flagged the roof
• After a storm, where damage may not be visible from the ground
• Before insulating or converting an attic
• Where repairs are becoming repetitive and you want to know why

What happens after the inspection

You get a plain explanation of what we found, what we think is causing the problem, and what the options are — including the option of doing nothing yet where that is reasonable.
