What affects fascia and soffit replacement costs?

• Total length of roofline, and the number of elevations being done
• How much of it is being replaced — one elevation, the rear only, or the whole property
• Soffit width, which varies significantly between houses
• Height and access: two-storey, rear returns, dormers and restricted side passages
• Condition of the timber behind, including rafter feet and the wall plate area
• Whether existing guttering is removed and refitted or replaced
• Roofline complexity: bays, gable ends, verges, corners and changes in level
• Ventilation provision at the eaves, which is often deficient on older properties
• Removal and disposal of the existing roofline materials

Why the timber behind matters

Fascia and soffit are usually replaced because water has been getting behind them — from an overflowing gutter, a failed eaves detail or an underlay that stops short. That same water reaches the rafter ends.

Where rafter feet have decayed, they need to be repaired before new roofline goes on. Covering damaged timber with new board looks finished and solves nothing, so we check the condition before quoting and tell you if we suspect more will be found once the old board is off.

Replacing the roofline and guttering together

The guttering has to come off to replace the fascia behind it, so the two jobs share the same access and the same disruption. Where the gutters are old, replacing them at the same time is usually better value than refitting them and replacing them a couple of years later.

Partial replacement is often the right answer

Roofline rarely fails evenly. North-facing and weather-facing elevations, and anywhere a gutter has been overflowing, tend to go first while other elevations remain sound.

We are happy to price a single elevation where that is what the property needs. The point worth thinking about is access: if the remaining roofline is close to failing, doing it all while equipment is on site may be the more economical route. Our fascia and soffit page covers the work itself.

Ventilation at the eaves

Eaves ventilation is easy to overlook and important. A roof space that cannot breathe leads to condensation, damp timbers and, in bad cases, mould on the underside of the roof.

Replacing roofline is the natural opportunity to put correct ventilation in place, and it is a reason a properly specified quotation may differ from a cheaper one.
