How Much Does a New Roof Cost in Dublin?

What determines the cost of a new roof?

A re-roofing price is built up from the work involved rather than from a rate applied to the plan area of the house. Two houses on the same street can differ by a wide margin because one has a simple gabled roof and the other has two valleys, a dormer and a chimney stack.

The main variables

• Roof area, and how much of that area is actually covering rather than detail
• Roof shape — gable, hip, L-shaped, dormers, catslides and multiple slopes
• Pitch, which affects both the covering that can be used and how the work is carried out
• The covering chosen: natural slate, fibre cement slate, clay tile or concrete tile. See slate vs tile roofing
• Any flat roof areas included in the project, which are a separate system. See flat roofing
• Number and type of valleys, and how they are to be formed
• Chimneys, including repointing and renewing flashing while access is available
• Roof windows and skylights — existing, replacement or newly formed openings. See Velux and skylight work
• Verges, ridges, hips, dry-fix detailing and ventilation requirements
• New underlay and battens, which are normally renewed as part of a full re-roof
• Stripping the existing covering and disposing of it responsibly
• Access: scaffolding to the elevations being worked on, and how easily it can be erected
• Condition of the roof structure once it is exposed

Why roof size alone does not determine the final cost

Plain slating or tiling is the fastest part of a re-roof. The slow, skilled work is at the edges and intersections: valleys, abutments, chimneys, verges, hips and around roof windows. A compact roof with four valleys and two stacks can take longer than a larger roof that is two clean planes.

That is also why online cost calculators based on floor area rarely survive contact with a real house. They cannot see the detailing, and the detailing is where the hours go.

Stripping, disposal and what gets found underneath

On most full re-roofs the existing covering, battens and underlay come off. That reveals the rafters and any historical problems: previous repairs, water damage near valleys and chimneys, undersized or notched timbers, or areas of decay where a leak went unnoticed.

When is replacement worth considering?

Replacement is worth pricing when deterioration is widespread rather than local: slates slipping in different places each winter, nail fatigue across a slope, a perished underlay, repeated repairs to the same roof, or a covering that has simply reached the end of its serviceable condition.

Can part of a roof be repaired or re-covered instead?

Often, yes. Where one slope has failed and the others are sound, re-covering a single elevation is a legitimate option and we will price it that way when it makes sense. The same applies to a rear extension flat roof that has failed under an otherwise serviceable main roof.

The caveats are honest ones: a new covering next to an old one will not match perfectly, and if the remaining slopes are close to the end of their life you may end up paying for access twice. Why quotations vary between roofing contractors

The most common reason is specification. Renewing battens and underlay, dry-fixing ridges, forming valleys in a durable way, renewing chimney flashing and providing correct ventilation are all real costs that a lower quotation may simply not include.

When you compare prices, compare the scope beside them: what is being stripped, what is being renewed, what happens at the chimney and valleys, what access is included, and what is excluded. A written quotation should let you do that.

Before you commit to a new roof

A roof inspection is the sensible first step, particularly if you have been told you need a replacement by someone who arrived uninvited. It establishes whether the covering has genuinely failed or whether the problem is a specific, repairable defect.
