Chimney Repointing in Dublin
A chimney stack is the most exposed masonry on the house. Wind, rain and frost work on the mortar joints from every side, and once those joints start breaking down the stack takes in water instead of shedding it.
Repointing means raking out the failed mortar and renewing the joints. It is a specific piece of work, and it is not the answer to every chimney leak — which is why we look at the flashing and the roof around the stack at the same time.

Signs the pointing has deteriorated
- Mortar joints recessed, crumbling or missing in places
- Loose sand or mortar debris in the gutter below the stack
- Damp on the chimney breast inside the house or in the attic
- Vegetation or heavy moss growth in the joints
- Staining or persistent dampness on the stack itself
- A flaunching or cap that has cracked and is holding water
How we approach the job
1.Look at the whole stack
Pointing, flaunching, cap, flashing and the coverings around the base are all inspected, because more than one of them is often involved when a chimney is letting water in.
2.Rake out and renew
Failed joints are raked back to sound material and repointed, rather than smeared over, so the new mortar has something to key into.
3.Say what else is needed
If the flashing is the actual source of the damp, repointing alone will not fix it. We will tell you that before quoting rather than after the work.
4.Access confirmed up front
Chimney work almost always needs scaffolding or a suitable platform. That is priced with the job and set out in the quotation rather than raised later.
Repointing is not the same as flashing repair
Repointing renews the mortar joints in the masonry. Flashing is the weatherproofing where the stack passes through the roof. Damp on a chimney breast can come from either, or both, and treating only one of them is a common reason a chimney keeps leaking after work has been done.

How do I know if chimney pointing has deteriorated?
Look for joints that are recessed, crumbling or missing, sand collecting in the gutter below, plant growth in the joints, and damp appearing on the chimney breast inside.
Can damaged chimney mortar cause water ingress?
Yes. Open joints let water into the masonry, and that water can then show as damp on the breast in the attic or in the rooms below.
Is repointing the same as repairing chimney flashing?
No. Repointing renews the mortar joints; flashing weatherproofs the junction between the stack and the roof. They are different repairs and a leaking chimney sometimes needs both.
Does the whole stack need repointing?
Not always. Where deterioration is confined to one exposed face or a band of joints, that area can be dealt with. Widespread failure across the stack is usually better done in one go.
Does chimney repointing need scaffolding?
In nearly all cases, yes. Safe working access to a stack is part of the job and is included in the quotation.
