Roof Inspections in Dublin

Sometimes the useful first step is simply finding out what condition the roof is in: what needs doing now, what can wait, and what is worth budgeting for.

A roofing inspection is focused on the roof itself. It is not a structural engineering survey, a building survey or a property valuation, and we will always be clear about that.

What an inspection may identify

  • Damaged, slipped or missing slates and tiles
  • Visible flashing problems at chimneys, abutments and junctions
  • Likely points where water is entering the roof
  • Storm damage that is not obvious from the ground
  • General deterioration of coverings, ridges and verges
  • Flat roof defects such as splits, pooling and failed upstands
  • Chimney and roof junction defects

How we approach the job

  1. 1.External assessment

Coverings, ridge, verges, valleys, flashings, the chimney and rainwater goods are checked from safe access points.

  2. 2.Attic check

Where there is access, we look at the underside — membrane, timbers, insulation, ventilation and any evidence of water.

  3. 3.Findings explained plainly

You get a straightforward summary of what we found, with photographs where access allows.

  4. 4.Priorities, not pressure

Recommended work is separated into what is urgent and what can be planned, with quotations for whatever you decide to go ahead with.

What a roofing inspection is not

It is an assessment of visible and accessible roofing condition. It is not a certified survey, a structural engineering report or a valuation, and where something needs a different professional we will say so.

Buying a house

A surveyor's report often notes that the roof needs specialist assessment. A roofing inspection gives a practical view of what the work would involve before you commit.

Costs and choices explained

Trying to work out what this might cost, or whether it is the right approach for your roof? These guides explain what the price depends on — without pretending a roof can be priced accurately online.

Not sure this is what you need?

If you know what you can see but not what is causing it, these pages explain the likely causes and what a roofer needs to check.

FAQ

Roof Inspections — common questions

What does a roof inspection involve?

A check of the roof externally from safe access, the attic where it is accessible, and a clear summary of the roofing defects we found.

Is this the same as a building survey?

No. It looks at roofing condition only — it is not a structural engineering survey, building survey or valuation.

Do you inspect roofs before a house purchase?

Yes. Buyers regularly ask for a roofing view before completing, particularly on older Dublin properties.

Do I get something in writing?

Yes — a written summary of the findings, with photographs where access allows, and quotations for any work you want carried out.

Can hidden problems be ruled out?

Not entirely. An inspection covers what is visible and accessible; some defects only become apparent once a roof is opened up.
