Many of the significant roof repairs we carry out began as something small and cheap: a gutter that overflowed every winter, one slipped slate that let water reach a batten, ridge mortar that crumbled a little further each year. None of them announced themselves until water appeared inside.

Maintenance is simply getting those things seen and dealt with before a winter finds them. We carry out preventative maintenance visits for homeowners, for landlords and agents with a property to keep sound, for managed blocks, and for commercial buildings where a leak stops people working. What each visit involves is agreed with you beforehand — we do not sell a packaged plan.

What a maintenance visit covers

  • Condition of the covering: slipped, cracked or missing slates and tiles
  • Ridge, hip and verge mortar or dry-fix components
  • Flashings, abutments, chimney junctions and parapet details
  • Gutters, downpipes, hoppers and gullies cleared and checked for falls and leaks
  • Valleys cleared and inspected for debris, corrosion and lap defects
  • Fascia, soffit and roofline condition
  • Flat roof surfaces, upstands, edge trims and outlets
  • Roof space where there is safe access: staining, damp, daylight and ventilation

How maintenance works with us

  1. 1.Agree the scope before the visit

    What gets checked, cleared and reported is set out in advance, so there is no ambiguity about what the visit includes.

  2. 2.Clear as we go where it is straightforward

    Gutters, valleys and outlets are cleared on the visit. Small defects are pointed out with a clear description of what they will cost to put right.

  3. 3.Report in plain language

    You get told what is sound, what is deteriorating and what needs attention now — separated out, so an urgent item is not buried in a list.

  4. 4.Quote separately for repairs

    Anything found that needs work is quoted in writing on its own merits. You are never committed to having repairs done by us because we carried out the visit.

A sensible rhythm

On most homes, a look in autumn once the leaves are down and again in spring after the winter covers the ground that matters, with an additional check after severe weather. Landlords and managed properties

Where a property is let or managed, the roof tends to be the part nobody looks at until a tenant reports a ceiling. A scheduled visit with a written report gives an owner or agent something concrete to act on and budget against, rather than a series of emergencies.

Commercial and flat roofs

On commercial buildings the priorities differ: outlets, gullies and rainwater capacity matter more than appearance, and a blocked outlet on a large flat roof puts a great deal of standing water over an occupied space. See commercial roofing and flat roofing for the work itself.

Maintenance does not set a lifespan

Keeping water moving off and away from a roof, and catching displacements before a winter's worth of rain gets behind them, avoids a lot of damage. What it cannot do is guarantee a roof a number of years — how long does a roof last explains what actually decides that.

No packaged contracts or published prices

We do not publish maintenance plans, price tiers or annual contracts. What a visit involves depends on the building, the access and what you want covered, so it is quoted on that basis after we understand the property.

Roof Maintenance — common questions

How often should a roof be looked at?

For most houses, twice a year and after severe weather is a sensible rhythm — autumn once the leaves are down, and spring after winter. Buildings with trees overhead, valleys or large flat areas usually benefit from being looked at more often.

Is this the same as a roof inspection?

They overlap. An inspection is a one-off assessment, often before a purchase or a decision about repair versus replacement. Maintenance is a recurring visit that also clears gutters and valleys and keeps the roof working. See roof inspections if it is a one-off assessment you need.

Do you offer a maintenance contract?

We do not sell packaged plans or published price tiers. We agree what a visit covers for your building and quote it on that basis, and you decide whether and how often you want it repeated.

Will you fix small things on the visit?

Clearing gutters, valleys and outlets is part of the visit. Anything that is a repair is described and quoted separately so you can decide, rather than being carried out and invoiced afterwards.
