New Roofs & Roof Replacement in Dublin

Plenty of roofs that look finished from the ground are not. Before anyone talks about replacing a roof, it is worth establishing whether the problem is localised and repairable — very often it is.

Where a covering really has reached the end of its useful life, re-roofing replaces the covering, the membrane and the battens, and puts right the details that have been failing.

When replacement may be worth considering

  • Deterioration spread across the whole roof rather than one area
  • Repeated failures in different places each winter
  • Extensive damage following severe weather
  • Membrane below visibly torn or perished when seen from the attic
  • A covering at or beyond its expected service life
  • Repair no longer making sense as a long-term solution

How we approach the job

  1. 1.Inspect before recommending

We look at the roof and the attic and give you our honest view. If a repair would do, we will say so.

  2. 2.Agree a written specification

The quotation sets out exactly what is included — covering, membrane, battens, ridge, verge, flashings, rainwater goods, access and disposal.

  3. 3.Strip and check the structure

Once stripped, the timbers are checked. Anything unexpected is discussed with you before we carry on.

  4. 4.Finish the details

Flashings, valleys, ridge, verges and rainwater goods are dealt with as part of the job, not left as an afterthought.

Repair or replace?

Localised defects — a slipped area, a failed flashing, a leaking valley — can very often be repaired, and repair is usually the right answer where the rest of the roof is sound. Replacement becomes the better option when failures are widespread and recurring, or when the covering and the materials underneath have simply run out of life. If you are unsure which applies, start with roof repairs and an inspection.

What affects the scope

The size and pitch of the roof, the covering chosen, the condition of the timbers, the detailing around chimneys and valleys, and the access required all change what a replacement involves. That is why the roof has to be seen before any figure means anything.

FAQ

New Roofs & Roof Replacement — common questions

How do I know if my roof needs replacing?

Widespread deterioration, repeated failures in different places and a perished membrane point that way. Isolated damage on an otherwise sound roof usually does not.

Can my existing roof be repaired instead?

Very often, yes — and if that is the case we will tell you. Not every leaking or damaged roof needs replacing.

What affects the scope of a roof replacement?

Roof size and pitch, the covering, the condition of the timbers once stripped, the detailing involved and the access required.

How disruptive is re-roofing?

It is a bigger job than a repair and involves scaffolding and a skip. The roof is kept protected between working days and we give a realistic timeline with the quotation.

Is planning permission needed?

Like-for-like re-roofing does not normally require permission, but protected structures and changes to the roof profile can. We will raise it if it looks relevant.
