Fascia & Soffit Repairs in Dublin
The fascia is the board running along the roof edge that the guttering is fixed to; the soffit is the panel tucked underneath it, closing off the gap between the wall and the roof edge.
Because they sit directly beneath the guttering, these are usually the first parts of a house to suffer when rainwater is not being carried away properly.

Signs of deterioration

How we approach the job
1.Find out why it failed
Roof-edge decay is nearly always a water problem. If overflowing gutters caused it, replacing the boards without fixing the drainage just resets the clock.
2.Check what is behind the board
Once the old boards are off, rafter ends are checked for decay and repaired where needed before anything new goes on.
3.Repair or replace
Isolated damage can sometimes be repaired. Where timber has genuinely failed, cladding over it hides the problem rather than solving it, so it should be removed.
4.Support the guttering properly
New fascia is fixed to carry the weight of the guttering, with correct bracket spacing and fall to the outlet.
Roof edge and gutters go together
In most cases the guttering has to come off for this work anyway, and old brittle gutters rarely go back on well. It is worth deciding on both at the same time rather than paying for access twice.
Keep the eaves ventilated
Air moves into many attics through the eaves. When the roof edge is renewed, that ventilation path needs to be maintained, or attic condensation can become a new problem.

What is the difference between fascia and soffit?
The fascia is the vertical board at the roof edge carrying the gutter. The soffit is the horizontal panel beneath it, closing off the underside of the overhang.
Can the boards be replaced without scaffolding?
Some single-storey and bungalow roofs can be done from towers or ladders. Two-storey work usually needs scaffolding or an access platform.
Should the gutters be replaced at the same time?
Usually yes, since they have to be removed for the work and older systems rarely refit well.
Will this help with condensation in my attic?
It can, because blocked eaves are a common cause. Ventilation at the roof edge is considered as part of the work.
