How we approach the job

  1. 1.Check the deck, not just the felt

    Soft or springy areas underfoot usually mean water has been getting in for some time. A new covering over a deteriorated deck is money wasted, so this is the first thing we establish.

  2. 2.Trace the entry point

    On a flat roof the leak inside is often some distance from the actual defect. We look at seams, upstands, outlets and abutments rather than assuming it is where the drip appears.

  3. 3.Repair or recover, with reasons

    A single split on a sound roof is a repair. A covering that has dried out and split in several places is a recover, and we will explain which one we think you are looking at.

  4. 4.Sort the drainage while the roof is open

    Falls and outlets are checked as part of the work so the new covering is not asked to hold standing water for the rest of its life.

When repair still makes sense

If the damage is contained, the rest of the covering is sound and the deck is dry, a repair is usually good value and can be done quickly. Repeated patching of a roof that keeps failing in new places is not.

What replacement involves

Replacement means stripping the old covering, inspecting and making good the deck, confirming the falls, and forming the upstands, edges and outlet details properly. Access and the amount of deck repair needed are the two things that most affect the scope.

What causes blisters on a felt roof?

Generally moisture or air trapped beneath the covering expanding in warm weather. Small blisters are not always a leak, but they are worth looking at as they can eventually split.

Is felt or fibreglass better?
